Niche.com ranks neighborhoods across the country every year based on schools, safety, cost of living, walkability, and overall quality of life. Their 2026 rankings just dropped, and Montgomery County dominated the top of the list.
Every single neighborhood that made the top 10 scored an A+ overall. That's not a coincidence — it's what makes Montgomery County one of the most desirable places to live in the entire DC metro.
Here's the full top 10, with my take as a local agent on what each neighborhood is actually like to live and buy in.
#1 — Kensington
Niche Grade: A+ · Population: 2,369 · Median Home Value: ~$789K
Kensington is a small, historic town with a walkable downtown full of antique shops, restaurants, and local businesses. It has a tight-knit community feel that's hard to find in the suburbs. Buyers love it here — and that's exactly why inventory is almost always low. When a home hits the market in Kensington, it doesn't stay long.

#2 — South Kensington
Niche Grade: A+ · Population: 8,148 · Median Home Value: ~$789K
South Kensington is quieter and more residential than Kensington proper, but shares the same excellent school district and strong community identity. It's a great option for families who want the Kensington lifestyle with a bit more space. The price point is similar, and competition for homes can be just as fierce.
#3 — North Bethesda
Niche Grade: A+ · Population: 49,677 · Median Home Value: $350K–$1.1M
North Bethesda has one of the widest price ranges in the county, which makes it accessible to a broader range of buyers. The Pike & Rose development brought walkability and urban energy to what was once a purely suburban corridor. It's ideal for young professionals, downsizers, and anyone who wants Metro access with more space than DC proper. White Flint is one of the most talked-about redevelopment areas in the region right now.

Bethesda is the crown jewel of Montgomery County real estate. Downtown Bethesda has world-class dining, retail, a thriving arts scene, and Metro access. The median home price reflects that — at ~$1.39M, buyers here are making a serious investment. But the resale values are among the most stable in the entire DC metro, and demand never cools off. If you're buying in Bethesda, you're buying in the right zip code.
#5 — Four Corners
Niche Grade: A+ · Population: 8,150 · Median Home Value: ~$650K
Four Corners is one of the most underrated neighborhoods on this list. It sits right at the boundary of Silver Spring and has easy access to DC without the DC price tag. Larger lots, established trees, and a strong local school reputation make it a smart value play. Buyers who know the area tend to stay, and that loyalty keeps the market competitive.
#6 — North Potomac
Niche Grade: A+ · Population: 23,922 · Median Home Value: ~$1.34M
North Potomac is where Montgomery County's move-up buyers end up. Large lots, top-tier public schools, and an affluent, family-focused community. It's popular with buyers relocating from Rockville, Gaithersburg, and other parts of the county who are ready to step up. At ~$1.34M median, it's comparable to Bethesda but with more space and a distinctly suburban feel.

Chevy Chase is tree-lined, walkable, and close to the DC border — which makes it unique among Montgomery County's top neighborhoods. You get the quiet of a leafy suburb with Metro access and a short commute into the city. Inventory here is consistently tight. The homes are beautiful, the neighborhood association is active, and competition among buyers is real. When something comes up in Chevy Chase, it moves.

#8 — Chevy Chase View
Niche Grade: A+ · Population: 1,063 · Median Home Value: ~$1.2M+
Chevy Chase View is an incorporated town of about 1,000 people — and residents like it that way. It's private, established, and deeply residential. Homes here are primarily single-family, they don't come up often, and when they do, serious buyers move quickly. If exclusivity and stability matter to you, this is a neighborhood worth knowing.
#9 — Rockville
Niche Grade: A+ · Population: 67,671 · Median Home Value: ~$608K
Rockville is the most accessible neighborhood in the top 10 from a price standpoint, and it punches well above its weight. It's a full city — Metro access, excellent schools, a vibrant and diverse dining scene, and a walkable town center. If you're entering Montgomery County for the first time and want to buy somewhere you won't outgrow, Rockville is worth a serious look.

Takoma Park closes out the top 10 with something the others don't quite have: personality. It's eclectic, artsy, walkable, and has one of the strongest local community identities in the entire county. It borders DC, and you feel that in the energy. Values here have appreciated steadily, and buyers who love character in a neighborhood find exactly what they're looking for.
