How I source investment deals in Montgomery County

Most of what lands here never reaches Bright MLS. It comes from wholesalers I have bought from before, from owners who call me directly, and from properties I find in the county records before they are listed. When a deal has a real spread, I post the numbers — ARV, rehab estimate, comps and projected gross spread — and let investors decide for themselves.

I am a licensed REALTOR® in Maryland, DC and Virginia, so a deal here comes with the comparable sales behind it rather than a wholesaler's number and a promise. If you are new to this, start with my DC-metro investment property guide, and learn to pull Montgomery County property records yourself before you write an offer on anything.

Where these deals come from

Most volume is inside the Beltway-adjacent parts of MoCo, where 1950s housing stock and strong renovated resale meet:

Questions investors ask me

Do you have off-market investment properties in Montgomery County right now?

Whatever is live is on this page. Deals move quickly and the list changes week to week — if nothing here fits, send me your buy box and I will text you the ones that do before they are posted.

What is a realistic spread on a Montgomery County flip?

It depends entirely on the submarket and the depth of the rehab, and I do not publish a rule of thumb because the honest answer is that it varies. What I do publish, per deal, is the ARV, the rehab estimate when one exists, and the closed comps behind both — so you can run your own margin rather than trust mine.

Are these wholesale deals or listings?

Both. Some are wholesale assignments from dispositions teams, some are owners who called me directly, and some are properties I am listing conventionally. The deal type is labelled on every card so you know which one you are looking at.

Why do some deals hide the address?

Off-market sellers usually do not want their address circulating. On those, I publish the street and ZIP so you can pull your own comparable sales, and share the exact address with buyers who are actually in a position to close.

Do you work with out-of-state investors?

Yes. I am licensed in Maryland, DC and Virginia, and a good part of my investor business is people buying MoCo from somewhere else. Photos, comps and a walkthrough video usually get you far enough to make a decision.

Can you help me find a flip that is not on this list?

That is most of the work. Tell me the area, the price range and the strategy — flip, BRRRR, or buy-and-hold — and I will hunt for it and send what matches.

Want deals sent to you first?

Tell me your buy box — area, price range, and strategy — and I'll text you new off-market deals the day they come in.
