There's a certain kind of buyer who comes to me and says, "I want to be close to DC, I want excellent schools, I want a real neighborhood, and I don't want to feel like I'm living in a suburb." For those buyers, I almost always say the same thing: look at Chevy Chase, Maryland.

Niche.com ranks Chevy Chase among the very best places to live in the Washington DC Metro area — with A+ grades in public schools, safety, and outdoor activities. What the grades don't fully capture is the neighborhood's unusual quality: it feels like a proper, leafy residential community while sitting at the literal border of Washington DC.

What Makes Chevy Chase, MD Stand Apart

The location is exceptional. The Maryland side of Chevy Chase begins roughly at the DC line (Western Avenue). You are not commuting from the suburbs — you're at the edge of the city. This is why Chevy Chase residents often walk into DC for dinner. Friendship Heights Metro station is accessible on foot or a short drive.

The housing stock is beautiful. Chevy Chase, MD is full of large, older single-family homes — Colonials, Tudors, Craftsmans — built in the early 20th century on generous lots with mature trees. This is the kind of neighborhood where buyers drive through on weekends and just point at houses.

The schools are exceptional. Chevy Chase Elementary is considered one of the best elementary schools in MCPS. The area feeds into Westland Middle School and Bethesda-Chevy Chase High School (BCC) — one of the most respected high schools in the county. Parents regularly tell me the school community is one of the main reasons they overpaid for their house and don't regret it.

The safety profile is strong. Crime rates in Chevy Chase, MD are among the lowest in the region. It's a neighborhood where families walk to school, kids play outside, and residents know each other by name.

Housing Market Reality

Chevy Chase, MD is expensive — and it's gotten more expensive over the past decade as DC has grown and demand for close-in inventory has intensified.

Expect to pay:

  • $1.2M–$1.8M for a well-maintained single-family home with 3–4 bedrooms
  • $1.8M–$3M+ for larger homes on better lots, or fully renovated properties
  • $600,000–$900,000 for condos in the Friendship Heights or Chevy Chase Lake area

The market moves fast. Homes in core Chevy Chase MD frequently go under contract in under a week. Multiple offers are common. Buyers who aren't pre-approved for jumbo financing (typically anything above $766,550 in 2026) will be at a disadvantage.

Chevy Chase MD vs. Chevy Chase DC

This is a question I get a lot. There are two Chevy Chases: Chevy Chase, Maryland and Chevy Chase, DC (a neighborhood within the District). They border each other along Western Avenue. The DC side has DC property taxes (higher for most buyers), DCPS schools (generally lower-rated than MCPS), and DC services. The Maryland side has Montgomery County property taxes, MCPS schools, and Maryland services. For families with school-age children, the Maryland side consistently wins on the school question. The DC side may appeal to buyers who specifically want to be in-DC.

The Lifestyle

Residents describe Chevy Chase, MD as one of the few places in the DC Metro where you can genuinely have it all: walkability, school quality, safety, community feel, and proximity to the city. The Chevy Chase Village area has its own newsletter, community events, and tight-knit block culture. It's the kind of place where neighbors bring over food when someone has a baby and watch each other's houses when families travel.

The Friendship Heights shopping corridor — with Whole Foods, restaurants, and boutiques — is an easy walk or drive. Rock Creek Park is accessible for running and biking.

Why does Chevy Chase MD cost more than similar-sized homes in Rockville?

Location and school cluster. Chevy Chase MD sits at the DC border with immediate access to Friendship Heights Metro, placing it roughly 15 minutes from downtown DC by rail. Rockville is 30–35 minutes. The school cluster — BCC High School, Westland Middle — also commands a premium versus some of the deeper-county schools. You're essentially paying for the convergence of proximity, school quality, and neighborhood prestige.

What's the difference between Chevy Chase MD and Bethesda for buyers?

Bethesda has more commercial density, walkability to restaurants/shops, and slightly different school clusters (Walt Whitman vs. BCC). Chevy Chase MD feels quieter and more residential — less walkable to retail but more "neighborhood" in character. Bethesda tends to have more condo inventory; Chevy Chase MD skews heavily toward single-family homes. If you want the big older home on a tree-lined street, Chevy Chase MD wins.

Is there any room for negotiation in Chevy Chase MD?

Occasionally. Homes that need significant renovation, are priced above the market's appetite, or have been on the market 3+ weeks sometimes have negotiating room. But freshly listed, well-presented homes in this neighborhood almost never discount. Having an agent who can identify which listings have been sitting — and why — is valuable here.

Does Chevy Chase MD have any downsides?

Honestly, a few. The housing stock is older, which means maintenance costs are higher. Basements often need waterproofing, roofs and systems are aging, and the lots — while beautiful — sometimes have drainage or landscaping challenges. Buyers should budget for an inspection and get real about the difference between "move-in ready" and "move-in ready but expect $80,000 in deferred maintenance over the next 5 years."
