Damascus is the upper Montgomery County community that budget-conscious family buyers discover when they realize Olney is out of reach and Germantown isn't quite what they wanted. It sits in the northeastern part of the county — near the Howard County border — and delivers a lifestyle that blends suburban family community with genuine outdoor access at prices that are meaningfully below the county median.

Niche.com grades Damascus in the B range — strong for outdoor activities and family character, with decent school ratings. It's not a top-tier ranking, but the community consistently earns genuine respect from the families who live there.

What Damascus Is

Damascus is an unincorporated community of roughly 15,000 people in the northeastern part of Montgomery County, at the intersection of MD-108 and Damascus Road. It has its own post office, elementary and middle schools, and Damascus High School — which is more of a small-town school in character than the large suburban high schools in the rest of the county.

Patuxent River State Park borders Damascus on the east, providing thousands of acres of woodland, trails, and river access. The Triadelphia Reservoir and Rocky Gorge Reservoir — part of the Washington Suburban Sanitary Commission watershed — are nearby. For outdoor-oriented families, the natural surroundings are exceptional.

The Schools

Damascus High School is the main school serving the community. It's a smaller, more community-oriented school than the county's large high schools. Not ranked as highly as Churchill or Whitman, but it has a genuine community culture and improving academic programs. For families who want their kids to be big fish in a smaller pond rather than lost in a 2,500-student school, Damascus has appeal.

The elementary and middle schools serving Damascus — including Damascus Elementary and Rocky Hill Middle — are solid community schools. Nothing exceptional by MCPS standards, but functional and stable.

The Housing Market

Damascus is where Montgomery County affordability still exists for single-family homes with real lots:

  • Smaller single-family homes (3 bedrooms, older): $380,000–$500,000
  • Mid-size single-family (4 bedrooms, decent condition): $480,000–$620,000
  • Larger or newer homes: $600,000–$800,000
  • Townhomes: $350,000–$480,000

This is significantly more accessible than the county median of $606,750, and the space you get per dollar is real. A family can buy a 4-bedroom house with a yard and a community that has neighborhood identity for under $600,000 in Damascus — something that's genuinely rare in the county.

The Outdoor Life

This is Damascus's defining feature for outdoor-oriented buyers. Patuxent River State Park is essentially in the backyard. The river is fishable. Trails run through genuine forest, not managed suburban green space. The watershed lands that border the community create a permanent green buffer that won't be developed.

For mountain biking specifically, the Damascus area has trail networks that draw riders from across the region. For families with kids who hike, bike, fish, or just want to explore outdoors, the access here is exceptional and underpriced.

The Trade-Offs

Damascus is far from DC. Maryland Route 108 to the Beltway or to Rockville is a 35–45 minute drive in normal conditions. There's no Metro. No MARC station close by. Daily commuters to DC will find this challenging.

The town center is modest. There's a commercial strip with necessities, but Damascus is not a destination neighborhood for restaurants or retail. For those things, you're driving to Olney, Clarksville (Howard County), or Rockville.

  • Buyers who want a small-town community feel with genuine neighbors and local identity
  • Remote workers or I-270 corridor employees who can tolerate the drive when needed

Is Damascus safe?

Yes. Damascus consistently has low crime rates — comparable to Olney and other family-oriented upper-county communities. Small-town character combined with a stable, invested homeowner population creates very low crime. It's one of the safer communities in the county.

How does Damascus compare to Clarksville, MD (Howard County)?

Clarksville is the Howard County community immediately across the county line from Damascus. It has higher prices, stronger school rankings (Howard County schools are excellent), and similar outdoor access to the Patuxent watershed. Buyers who discover Damascus often look at Clarksville and vice versa. For buyers specifically in Montgomery County schools, Damascus is the choice. For buyers who can consider Howard County, Clarksville is worth comparing.

What's the commute from Damascus to DC like?

Honest answer: long. By car, budget 50–70 minutes to downtown DC depending on the route and traffic. Maryland Route 108 to Route 200 to the Beltway is the main option. Some Damascus residents take MARC from Gaithersburg (a 20-minute drive), which adds another 60 minutes to DC. Damascus works best for people who don't commute to DC frequently.
