Montgomery County Housing Market: What to Expect in 2025

Inventory is tight, rates are stabilizing, and buyers are back. Here's exactly what's happening in our local market right now.

After a turbulent 2023 and a cautious 2024, the Montgomery County housing market is showing real signs of life heading into spring 2025. Here's what I'm seeing on the ground.

Inventory Is Still the Story

We're sitting at roughly 1.8 months of supply county-wide — well below the 4–6 months that typically signals a balanced market. That means if you're a buyer, you're competing. If you're a seller, you're in a strong position.

The most competitive segments right now:

  • Single-family homes under $700K in Rockville, Gaithersburg, and Germantown
  • Townhomes in the $450K–$600K range anywhere near a Metro station
  • Condos in Bethesda and Silver Spring for the walkability premium

Rates Have Stabilized

After the volatility of 2022–2023, 30-year fixed rates have settled into the 6.5–7% range. Not the 3% era, but buyers have adjusted. The buyers who were sitting on the fence waiting for rates to drop to 5% have largely given up waiting and re-entered the market — which is adding pressure to an already tight inventory situation.

What This Means for Buyers

If you're buying in 2025, you need to move fast. Pre-approval before you start looking is non-negotiable. The good news: sellers are more willing to negotiate on repairs and credits than they were in 2021–2022, even if they're not moving much on price.

My advice: don't fall in love with a house until you own it. Have a backup plan. And work with an agent who knows how to write a competitive offer without overpaying.

What This Means for Sellers

If your home is priced right and shows well, you'll sell — and quickly. The mistake I see sellers make is overpricing, especially after seeing what their neighbor's house sold for 18 months ago. The market has shifted. Buyers are informed. An overpriced home sits, and a home that sits gets stigmatized.

Price it right from day one. It's almost always the right strategy.

My Prediction for the Rest of 2025

Spring will be active. Summer will slow slightly as it always does. If rates dip toward 6%, expect another wave of buyers re-entering the market.
